Monthly Payment Breakdown
Base Rent
$75 Water Sewer Garbage
$50 Pet Fee per Pet (Pet Deposit $350)
Internet/Cable, Electricity, and Gas in name of tenant billed directly to them.
Parking Policy
Each apartment is provided one covered/reserved parking space, max of two vehicles per apartment.
Resident’s second vehicles and guests may park in the uncovered spots on a first come, first served basis.
Leasing Info
Initial Lease Terms: 12 months
Renewal Lease Terms: 6 or 12 months
Security deposit as low as $300.00 for qualifying applicants. Average security deposit is about $650.00.
General Policies
Bird Feeders
Bird Feeders that are filled with loose seeds are not allowed on the property. This style of feeder drops seeds on the ground which, in turn, attracts rats and mice.
Propane Grills
Propane Grills are allowed on the balcony of your apartment. Smokers and Charcoal grills are not allowed on the apartment patios/balconies.
Smoking and Vaping
Smoking and Vaping is not allowed anywhere on the apartment complex grounds. Smoking and vaping must be taken off the property to the city street.
Motorcycles
Motorcycles must be parked in the carport area that is assigned to the owner’s apartment. Usually, a car and a motorcycle can both fit under the assigned carport if the motorcycles is sideways in the front of the parking spot.
Parking
Each apartment is allowed to take up to two parking spots: one is the assigned carport spot, and the other is an uncovered, first come first served, parking spot. Office permission is required for parking a third vehicle. Parking of trailers, boats, and RV’s is not allowed in the complex.
Vehicle Registration
All vehicles parked in the complex are required to have current registration and be in working condition. Broken-down vehicles are not allowed on the property.
Vehicle Repairs
Tenants are not allowed to undertake major repair projects on vehicles while they are parked anywhere on the property.
Dogs in the Common Areas
Dogs in the Common Areas are required to be on leash at all times.
Dog Bites
Both a resident and their dog will be removed from the property if the same resident fails to control their dog while in an apartment complex common area and it attacks a person or another dog.
Dog Poop
Dog owners are required to submit a dog saliva DNA sample for the purposes of tracking dog poop that is not cleaned up. Dog owners are required to promptly pick up their dog’s poop. Failure to do so can result in a $300.00 fine.
The Display of Flags
Only the display of American flag and Utah state flag is allowed as long as they are flown in accordance with US code.
Apartment Inspections
Apartment Inspections occur about 3 times per year. A resident will generally receive at least one week’s notice over email before inspections happen. During inspections we will check the apartment’s cleanliness, change HVAC filters, test smoke alarms, and check plumbing fixtures for leaks.
